The traditional way to approach a large construction project is to first develop the full (detailed) set of construction plans. Then, put them out to bid to various general contractors to bid. Then, select the lowest, qualified bid and move forward with a care-free construction experience.

We all know this approach rarely goes as planned

Unfortunately, there are many downsides to this approach. 

We offer a better approach

Working as a 3-member collaborative team (Client-Architect-Construction Manager) we work together to steer the design towards the budget. We do this in an iterative, progressive fashion that radically reduces Owner risk, while drastically increasing the timeline for go/no-go decisions.

In this pay-as-you-go approach, the Client has the ability to cancel the process at any time, without investing huge sums of money or wasting months of precious time. Moreover, the whole process is transparent, so everyone sees all the information (including the numbers).

Here is a simplified explanation of how the process works:

Because the Construction manager, Architect and Client have been communicating throughout the entire process of design development, the odds of miscommunication or budget busts are radically reduced. The relationships are established before construction begins as a collaboration, not as adversaries.

Because the Client isn’t required to use the Construction Manager to build the project, the initial preconstruction process (outlined above) allows the client to test-drive the Construction Manager before a construction contract is signed.

Because the Construction Manager shares all the numbers and creates a worst-case budget for the Owner to see, more risks are discussed and identified up front. Money is not spent unless it is justified as needed, legitimate construction costs.

Because the Construction Manager works with the design team as the plans are being developed, cross-checking and collaborative communication reduces plan mistakes. Phasing, logistics, site constraints, alternative means & methods, materials availability are all discussed. This maximizes project efficiency and reduces misunderstandings.

Because all fees, terms and conditions are established up front, there are no surprises. The Construction Manager receives a fee. Any unused construction costs are returned to the Client.
